Project Management

As a project manager, K7 & Associates work for an owner/developer and deliver the services listed below.

  • Assist in selection of design professionals and fee negotiation
  • Interface with the architect during the planning phase and subcontractors while construction is underway
  • Plan and prepare the building site
  • Estimate construction costs and set up budgeting process
  • Select trade and service suppliers
  • Secure necessary permits and licenses
  • Monitor site continually
  • Provide quality control, cost reduction, value engineering
  • Deal knowledgeably with local, state and federal regulatory agencies
  • Help focus on priorities and goals for successful completion of a project
  • Contribute to streamlining of planning, construction and move-in processes to meet targeted completion dates
  • Make recommendations in regard to specific issues and/or problems such as field conditions, site logistics and phasing of the work

Construction Consultant

As part of our comprehensive management services, we provide a consultancy service for Homeowners who are developing a project or who do not require a full project management/construction management service. We identify a Homeowners specific building needs and manage the issues to be resolved before the project can begin, or be developed further. This allows the benefits of early planning and management input without the need for a long-term commitment.

Owners Representation

Acting as an owner’s representative, K7 & Associates will deliver the following services:

  • Represent the interests of, and be highly responsive to, an owner’s needs
  • Assist in selection of design professionals and fee negotiation
  • Supply the planning, management, technical expertise and support to ensure successful completion of a project
  • Interface with the architect, general contractor and subcontractors
  • Hold pre-construction conference with principals, including builder, to ease the owner’s burden and to settle misunderstandings before construction starts
  • Help focus on priorities and goals for successful completion of a project
  • Contribute to streamlining of planning, construction and move-in processes to meet targeted completion dates
  • Make recommendations in regard to specific issues and/or problems such as field conditions, site logistics and phasing of the work
  • Ensure smooth collaboration and communication/reporting among all parties
  • Eliminate mistakes and ‘start over’s,’ thus keeping project on budget
  • Provide quality control, scheduling, cost reduction and value engineering
  • Deal knowledgeably with local, state and federal regulatory agencies
  • Monitor work in progress on constant basis
  • Perform regular due diligence inspection

Services Include:
The Government Issuing of Permits, Performing Inspections and Enforcement Actions.

  • Inspections of existing buildings using the “Fire and Property Maintenance” Codes of New York State.
  • Inspections of “Systems and Equipment” requirements and “Structural” requirements using the Codes of New York State.
  • Inspections of “Construction” requirements for one-family and two-family dwellings and townhouses using the Residential Code of New York State.
  • Inspections of “Construction” requirements for commercial structures using the Commercial Code of New York State.

During the sale of Gwen’s home in Saratoga, the buyers bank required a certificate of occupancy for the finished basement. We did not have that and found we had to hire an architect to draw up plans and tell us what is required to get the certificate of occupancy. The architect indicated as one room could be used as a bedroom additional egress, ventilation, and light had to be provided which would involve 10’s of thousands of dollars and not be possible considering the exterior of the building. Upon consulting Bob Kocis, he reviewed his code books and asked when the basement was finished. We replied around 2003. Bob indicted then that it would fall under the old code per R310.6” Alterations or repairs of existing basements. a. An emergency escape and rescue opening is not required where existing basements undergo alterations or repairs.” What the Architect would have to do is remove the door and part of the wall of the room that could be used as a bedroom and indicate on the plans “Basement finished storage / recreation-non habitable No sleeping No cooking.
The architect was not aware of this and without Bob’s help and knowledge the sale would not have gone through.
